If you are a Landlord or Letting Agent, you are probably aware that since April 2007, the Government made it compulsory for those receiving tenancy deposits in England and Wales to join a scheme that safeguards deposits for the duration of a tenancy and offers resolution procedures should disputes arise – an approved Tenancy Deposit Scheme (TDS).
An inventory and record of the condition of the building at the beginning and end of a tenancy are central to this process.
By accurately recording the condition of the property with both a written and photographic report, your deposit can be safeguarded in the event of disputes.
Inventories should be carried out by an independent clerk as many court actions have failed where the judge felt the report was insufficiently unbiased. We have a proven track record of success where there has been a dispute at the end of a tenancy.
